		<description>Hi Reuben, not all home inspectors do a detailed roof inspection.  And if the roof does need to be repair, and the buyer is using an FHA or VA loan, the lender can request a specific roof re-inspection from a certified roofer as a result of the appraisal.  I just went through that in a recent transaction.  It&#039;s an additional expense because the home inspector is probably not a certified roofer.  Having the appraiser re-inspect after a lender required repair is also an additional expense to the buyer.</description>

Why do you list a roof inspection as a separate service?  If the home inspector isn&#039;t qualified to inspect the roof, find another home inspector.  If a home inspector always recommends a second opinion by a roofing contractor, find another home inspector.  There&#039;s plenty of us out there that are happy to walk on the roof and tell the buyer if it&#039;s acceptable, needs repair, or needs replacement.

One other thought - here in Minnesota, I&#039;ve actually heard of banks requiring buyers to de-winterize and re-winterize.  This isn&#039;t common, but it gets very expensive for potential buyers.</description>
